South Beach is a building-by-building market extending from South Pointe through the Art Deco and convention-center districts to roughly 23rd or 24th Street. Compare ocean, bay and Government Cut exposures, service models, outdoor space, privacy and carrying costs rather than relying on a neighborhood-wide average.

Art Deco condos and Ocean Drive conversions

Historic conversions can offer location and architectural character at a lower entry point than newer towers, but buyers should inspect reserves, structural work, windows, roofing, plumbing, rental rules and the quality of the original conversion. Landmark character does not eliminate building risk.

South Beach hotel-condos and rental rules

The Setai, W South Beach and other hospitality-linked residences have distinct rental programs, owner-use rules, fees and service structures. Confirm the current documents and economics for the exact unit; do not underwrite a hotel-condo from an online nightly rate.
