Top 50 Penthouses in Miami for Sale

Live listings and an advisor-curated guide to Miami Beach, Surfside, Bal Harbour, Sunny Isles, Fisher Island, Coconut Grove, Brickell and Downtown.

Miami's penthouse market is not one market. Oceanfront residences trade on scarcity and protected views; mainland towers compete through architecture, service and new-product quality. This guide brings both sides together.

The live search below is limited to for-sale condominium inventory and is refreshed as MLS status changes. It includes publicly marketed penthouses across Greater Miami. Sponsor-controlled, pre-market and privately offered residences may not appear in the feed.

10 Notable Miami Penthouse Benchmarks

Miami penthouse prices are not directly comparable. A recorded resale provides firmer evidence of value than an asking price, while a pre-construction contract may not close for several years. These residences illustrate important public benchmarks rather than a ranking of homes currently available.

Buyer Criteria

What Makes a True Miami Penthouse?

A Miami penthouse should be more than a high-floor label. The strongest purchases have a clear reason the residence cannot be replicated lower in the building or in the next tower.

Physical distinction

Full-floor or duplex scale, private elevator entry, materially higher ceilings, large outdoor space, summer kitchen potential, private pool or roof deck, and floor plans that are not repeated throughout the stack.

View protection

Oceanfront and bayfront penthouses should be underwritten for long-term exposure, not only current views. Setback, neighboring parcels, height limits and future development matter.

Operating quality

Service, privacy, elevator capacity, parking, storage, insurance, reserves, building staff and HOA trajectory determine whether the residence lives like a trophy or only photographs like one.

Market Comparison

Miami Beach vs Brickell vs Sunny Isles Penthouses

The right penthouse market depends on what the buyer is really buying: land scarcity, branded service, rental flexibility, skyline height, beach access or family-office privacy.

Miami Beach

Best for oceanfront scarcity, South of Fifth privacy, Mid-Beach cultural depth and branded hospitality residences.

  • Primary value driver: land, views and beach position
  • Best-fit buyer: lifestyle and long-term trophy ownership
  • Watch: rental rules, assessments and older-building condition

Brickell and Downtown

Best for new branded product, bay views, financial-district access and larger pre-construction opportunities.

  • Primary value driver: product, architecture and services
  • Best-fit buyer: city living, new development and lock-and-leave use
  • Watch: delivery risk, assignment rules and competing pipeline

Sunny Isles and Surfside

Best for direct oceanfront towers, international buyer depth, full-service amenities and very large upper-floor layouts.

  • Primary value driver: direct ocean frontage and tower height
  • Best-fit buyer: resort-style oceanfront condominium living
  • Watch: building age, HOA trajectory and resale competition

The 2026 Editorial Index

50 Notable Miami Penthouse Buildings

How the index is built. Selection reflects penthouse architecture, privacy, outdoor space, view protection, service platform, neighborhood scarcity and resale recognition. It includes delivered buildings and significant projects in the development pipeline. Placement is editorial, not a claim that a penthouse is actively listed today.

Building-Level Perspective

Where Miami's Trophy Penthouses Stand Apart

Faena House

Foster + Partners designed a Mid-Beach building where broad wraparound terraces and a limited residence count make the upper floors fundamentally scarce.

Four Seasons Surf Club

Surfside's historic club setting, Richard Meier architecture and Four Seasons service create one of Miami's most internationally recognized resale addresses.

Apogee South Beach

At the southern end of Miami Beach, Apogee combines protected water views, expansive terraces and a highly private, low-density residential program.

One Thousand Museum

Zaha Hadid's structural exoskeleton gives the Park West tower an architectural identity that remains distinct from Miami's conventional glass high-rises.

Eighty Seven Park

Renzo Piano's North Beach tower sits between ocean and park, pairing unusually low density with a setting that cannot be readily replicated.

Turnberry Ocean Club

Sunny Isles buyers choose Turnberry for height, direct ocean frontage and a broad amenity platform suited to full-service vertical living.

Mandarin Oriental Brickell Key

The Brickell Key project combines branded service, bay exposure and a private-island setting within immediate reach of the Brickell financial district.

Aston Martin Residences

At the mouth of the Miami River, the delivered tower offers expansive bay and skyline views with a recognizable automotive-branded design language.

Six Fisher Island

Limited supply, controlled access and a waterfront position on Fisher Island make this one of the clearest scarcity-driven propositions in South Florida.

Rivage Bal Harbour

Rivage brings a contemporary, low-density oceanfront alternative to Bal Harbour, with large-format residences and direct beach frontage.

Ritz-Carlton Residences South Beach

The South Beach project pairs a globally familiar service brand with a prominent Collins Avenue position and a small collection of upper-floor residences.

St. Regis Residences Brickell

Robert A.M. Stern Architects brings a more classically composed residential profile to Brickell's bayfront development pipeline.

Branded Residence Penthouses

Miami's Branded Penthouse Layer

The top of Miami's penthouse market is increasingly tied to hotel, fashion and automotive brands. The brand can support service consistency and resale recognition, but the premium still has to be tested against floor plan, exposure, operator quality and carrying costs.

Hotel service

Ritz-Carlton, Four Seasons, St. Regis, Mandarin Oriental and Waldorf Astoria buyers should compare concierge scope, housekeeping, food-and-beverage access, spa programming and owner rental limits.

Design and lifestyle

Aston Martin, Armani/Casa, Bentley, Dolce&Gabbana and similar projects may price a design identity into the residence. Separate brand appeal from hard real estate fundamentals.

Resale risk

Brand premiums are strongest when the building has scarcity, operating discipline and a proven buyer pool. A name alone does not protect value if the pipeline nearby is deep.

Buyer Due Diligence

What Matters Beyond the View

The most expensive residence is not automatically the strongest penthouse purchase. Building quality, ownership structure and future view protection often matter more than the marketing label.

Completed Buildings

Review recent closed sales, association financials, reserves, insurance, pending assessments, structural reports and the real operating history of the service platform.

Pre-Construction

Compare deposit structure, completion risk, assignment restrictions, floor-plan efficiency, developer record and what is included at delivery.

True Penthouse Value

Evaluate protected exposure, private outdoor area, elevator access, ceiling height, parking, storage and whether the layout is genuinely differentiated from lower floors.
