Pursuant to Section 442-h of the New York Real Property Law and Part 175.30 of Title 19 of the New York Codes, Rules and Regulations, Manhattan Miami Real Estate LLC posts the following standard operating procedures for prospective homebuyers. These are the procedures of Manhattan Miami Real Estate LLC and they are applied uniformly to all prospective homebuyers.
Standard Operating Procedures for Prospective Homebuyers
1. Identification
Prospective homebuyers are not required to show identification to attend a public open house or to receive an initial consultation. For private showings, it is the policy of Manhattan Miami Real Estate LLC that prospective homebuyers provide government issued photo identification before the showing. This policy is applied uniformly to all prospective homebuyers and reflects the access and security requirements of the residential buildings in which we show properties.
2. Exclusive Brokerage Agreement
Prospective homebuyers are not required to sign an exclusive brokerage agreement with Manhattan Miami Real Estate LLC as a condition of receiving brokerage services.
3. Pre-Approval and Proof of Funds
Prospective homebuyers are not required to provide a mortgage pre-approval or proof of funds to receive an initial consultation or to attend a public open house. It is the policy of Manhattan Miami Real Estate LLC that, for private showings of properties listed at $4,000,000 or above, prospective homebuyers provide a mortgage pre-approval letter or reasonable proof of funds before the showing is scheduled. This threshold is based solely on listing price and is applied uniformly to all prospective homebuyers. In addition, individual sellers, listing brokers, or building managements may impose their own pre-approval or proof of funds requirements for specific properties, which are outside our control and which we will communicate to prospective homebuyers on a per property basis.
Application and Amendments
These standard operating procedures apply to Manhattan Miami Real Estate LLC and its licensed real estate salespersons and associate brokers in New York. They may be amended from time to time. The current version is posted on this page, is available at our offices, and will be provided in hard copy upon request.
