The building
Art, landscape and oceanfront scale in the heart of Bal Harbour
Oceana is one of the rare Miami condominiums where the land, architecture and art collection matter as much as the individual residence.
Developed by Consultatio and designed by Arquitectonica, the 28-story building occupies approximately five acres between Collins Avenue and the Atlantic. Its broad site creates landscaped grounds, two pools and a sense of separation that compact beachfront towers cannot reproduce. The original developer offering is sold out; opportunities now come through the resale market and occasional private availability.

Why buyers choose it
What distinguishes Oceana Bal Harbour
Oceana is one of the rare Miami condominiums where the land, architecture and art collection matter as much as the individual residence.
Private arrival
Select residences have private elevator vestibules and controlled access.
Italian kitchens
Snaidero cabinetry is paired with Miele appliances and restrained European finishes.
Two exposures
Flow-through plans can capture both Atlantic and bay or city views.
Outdoor living
Deep terraces extend the main living spaces into the oceanfront setting.
Advisor perspective
What to evaluate before making an offer
Oceana can look straightforward on paper, but line, view corridor, condition and carrying costs materially affect value. A disciplined comparison should separate building quality from the specifics of the residence being offered.
View corridor
Compare direct ocean, oblique ocean and west-facing exposures at the same time of day. Nearby towers can affect privacy and sightlines.
Condition
Original 2016 finishes have aged differently by owner. Renovation scope should be priced before comparing a remodeled unit with developer condition.
Scale and carrying costs
The art, landscaping and five-acre amenity program require meaningful operating support. Review the current budget, reserves and assessments.
Architecture and art
A residential building conceived with a collector's point of view
Developer Eduardo Costantini, founder of MALBA in Buenos Aires, treated the shared spaces as a serious cultural program rather than conventional decoration. Works by Jeff Koons and Frank Stella give the property an identity that is difficult to replicate through finishes alone.
Arquitectonica divided the mass into two glass wings connected by a dramatic open-air passage. The result preserves ocean views through the site while giving the building a recognizable silhouette from both the beach and Collins Avenue. Enzo Enea's landscape plan extends that composition across the unusually generous grounds.

Inside the residences
Flow-through homes designed around light, view and terrace depth
Residences range from approximately 1,500-square-foot two-bedroom homes to expansive four-bedroom layouts and penthouses exceeding 5,000 square feet. Floor, exposure and renovation quality create meaningful differences within the same line.

Amenities and service
A private residential experience with resort-scale grounds
Oceana is not hotel-operated. Its appeal comes from a large private amenity program, significant art and landscape, and an established residential community steps from Bal Harbour Shops.
Beach and pools
Direct beach access, attendant service and two oceanfront swimming pools.
Wellness
Fitness facilities, spa treatment rooms, sauna, steam and yoga spaces.
Sport and family
Tennis courts, children's spaces and landscaped outdoor areas.
Entertaining
Private cinema, wine room and resident social spaces.
