Architecture is personal
A building can have an important architect and still leave you cold. Just like a piece of art, you may appreciate its pedigree without wanting to live with it. Some designs will feel too avant-garde; others will feel right from the moment you walk in. The apartment has to work for you, too: its rooms, light, views and outdoor space matter every day.
New York buyers are often drawn to the architect’s name, particularly Robert A.M. Stern’s buildings, which recall the city’s grand early twentieth-century apartment houses. Miami offers a different range of settings and design approaches. A recognizable name is a reason to look more closely, not a reason to ignore your own taste.
What is a starchitect building?
“Starchitect” is an informal term for a building associated with a prominent architect. It is not an architectural credential or a guarantee of quality. This guide includes work by leading international and Miami-based practices, and separates the tower’s architecture from residential and hotel interior design.
“Miami” here means Greater Miami: the City of Miami, Miami Beach, Surfside and Sunny Isles Beach. The directory identifies the location of each project and separates completed buildings from upcoming developments. It is a selection, not a ranking or a complete catalogue of every practice’s work.

Questions buyers ask about Miami architecture
Which Miami buildings were designed by Zaha Hadid Architects?
One Thousand Museum is a completed Downtown Miami tower by Zaha Hadid Architects. The Delmore is the practice’s upcoming oceanfront project in Surfside. They belong in different comparisons because one is completed and the other is under development.
Which Miami projects are by Robert A.M. Stern Architects?
This guide includes The St. Regis Residences, Miami in South Brickell and Shore Club Private Collection on Miami Beach. Both are upcoming projects. The St. Regis brand and the Shore Club’s hotel affiliation are separate from the architect’s design role.
Who designed LILLI and Fouquet’s Miami?
LILLI Miami is by Adrian Smith + Gordon Gill Architecture. Fouquet's Hotel & Residences is by David Chipperfield Architects, with interiors by RDAI. LILLI is in Edgewater; Fouquet’s is in the Design District.
Is KPF a starchitect?
Kohn Pedersen Fox is a major international architecture practice. “Starchitect” is a subjective label, usually associated with a prominent individual or practice. Anantara Miami Resort & Residences belongs here for KPF’s architectural work, with ODP as architect of record and Patricia Urquiola responsible for interiors. KPF also designed The Residences at Mandarin Oriental, Miami on Brickell Key.
Does an architect’s reputation mean I will like the apartment?
No. The design may be too avant-garde for your taste, or the apartment’s layout may not suit how you live. See the rooms, test the furniture plan and spend time with the materials and outlook. You can admire a building without wanting to own an apartment in it.
Are oceanfront, bayfront and riverfront buildings interchangeable?
No. Oceanfront buildings face the Atlantic beach; bayfront and riverfront properties have different surroundings and access to the water. The municipality and neighborhood also affect daily life. Start with where you want to live, then compare the architecture and apartments within that setting.
What should a buyer compare beyond design?
Compare the floor plan, exposure, privacy, terrace usability, services and total ownership costs. Review the condominium’s current financials, reserves, insurance, assessments and planned work with your attorney. For an upcoming project, review the deposit schedule, residence category, finish specifications and contract terms. Pedigree does not establish the condition or future value of an individual home.
