The diligence work is line and exposure. The C line runs about 1,954 square feet and the A line up to 5,834, so two residences in the same building can be entirely different purchases. Floor height, terrace depth and the sightline past the neighbouring towers vary within a single line.

Park Grove is often described as one development, and physically it is: five landscaped acres, one site plan by OMA, one amenity program, one set of Enzo Enea gardens. Legally it is three. Two Park Grove Condominium is recorded under its own declaration and its 73 residences sit on their own folio series. One Park Grove at 2811 and Club Residences at Park Grove at 2831 are equally separate. What that means in practice is that a Two Park Grove buyer inherits Two Park Grove's budget, Two Park Grove's reserve position and Two Park Grove's assessment history, and none of the others'.
How the residences are actually laid out
The building runs four lines from the fourth floor to the twentieth, skipping the thirteenth, and then adds lower penthouse, penthouse and upper penthouse levels above. Each of the A, B, C and D lines carries 18 residences, and a single combined residence, 20AB, occupies what would otherwise be two floor plates.
Miami-Dade County records put the range at 1,954 to 5,834 square feet. The C line is the compact end at roughly 1,954 square feet with two bedrooms. The D line is consistent at about 2,558 square feet with three bedrooms. The B line runs from roughly 2,532 to 4,547 square feet, also three bedrooms, widening considerably at the top of the building. The A line is the largest standard line, 3,233 to 5,834 square feet with four bedrooms. Residence 20AB, the combined plate, is a five-bedroom home of about 5,834 square feet.
The practical consequence is that bedroom count is close to useless as a filter here. A four-bedroom A-line residence on a low floor and a four-bedroom A-line residence near the penthouse levels can differ by more than 2,500 square feet, and the terrace depth and sightline past the neighbouring towers differ with them.

Because Two Park Grove delivered in 2018, it has the longest arm's-length resale record of the three Park Grove buildings. Twelve qualified deeds were recorded between January 2024 and August 2026, ranging from $3,605,400 to $13,250,000 with a median of $6,625,000. On a per-square-foot basis those sales ran $1,845 to $2,772, median $2,150.
Extending the window back to January 2023 gives twenty deeds, $3,200,000 to $17,500,000, at a median of $2,049 per square foot. The higher ceiling in the wider sample comes from penthouse and combined-plate sales rather than from a different market for the standard lines. All of these are recorded closed sales taken from county deed records; they are not asking prices, and asking prices in the building have at times sat well above them.
Where it sits against the other two buildings
Since January 2024 the median recorded price per square foot has been roughly $2,723 at One Park Grove, $2,150 at Two Park Grove and $1,638 at Club Residences. Two Park Grove sits in the middle on price and first on depth of evidence. One Park Grove is newer, lower density and larger at the top end, reaching 7,860 square feet.
