Architecture and design
The facade is formed from polished precast-concrete slabs and columns. Aggregates in the concrete refer to the stone types of surrounding buildings. The grid gives the tower a clear rhythm and relates it to the masonry architecture around Bryant Park. The architect records completion in 2021.
The residences
The north and south facades offer different outlooks: Bryant Park to the north and Lower Manhattan to the south. Compare the apartment’s orientation, floor and internal arrangement. A building address overlooking a park does not mean that every room or residence has a park view.
The location
West 40th Street places the building opposite Bryant Park, beside the main New York Public Library and near Midtown’s transit connections. Assess the impact of park events, office activity and street traffic on your daily routine. Confirm the outlook from the actual apartment.
Services and building review
The hotel and condominium are distinct uses in the same building. Confirm residential entrance arrangements, staffing, amenity access and any paid hotel services. Do not assume a hotel facility is included in condominium ownership without checking the governing documents.
What to compare before buying
Compare with 53 West 53 for another architect-led Midtown condominium, or with One57 when assessing the practical differences between hotel-and-residence buildings.
Review the current common charges, real estate taxes, assessments, reserve funding, insurance and planned work with your attorney. Confirm the rules for intended occupancy, leasing, renovations and ownership structure. A recognizable building name does not replace apartment and condominium due diligence.
