Architecture and design

Foster + Partners designed the building and its residential interiors. The facade uses projecting bays to bring several directions of light and outlook into the apartments. This is a different interpretation of a bay window from the rounded forms at Lantern House.

The residences

Study the shape of the bay in each room, the distance between seating areas and the glass, and the position of structural elements. Compare corner and other exposures separately. The building’s proximity to the East River does not establish the view from every residence.

The location

The address is on East 46th Street near First Avenue and the United Nations. Turtle Bay places residents on the east side of Midtown, with a different street pattern and daily routine from the West Chelsea waterfront. Check the walk to Grand Central and the routes you use most often.

Services and building review

The building’s published amenities include a pool, fitness facilities and private parking. Request the current access rules, service arrangements and any separate parking charges. Confirm whether a parking space or storage unit is part of the particular sale.

What to compare before buying

Compare with 551 West 21st Street for another Foster + Partners condominium, or with Lantern House to compare two very different bay-window designs.

Review the current common charges, real estate taxes, assessments, reserve funding, insurance and planned work with your attorney. Confirm the rules for intended occupancy, leasing, renovations and ownership structure. A recognizable building name does not replace apartment and condominium due diligence.
