Architecture and design

The Perry Street buildings share a language of glass facades, expressed frames and inset balconies. They are an early example of the contemporary condominium architecture that changed the Village waterfront. The nearby Charles Street building develops the same language with a smoother river-facing facade.

The residences

Look closely at how the apartment has been divided internally. The original loft-like approach at Perry Street allows for significant differences between residences today. Compare bedroom privacy, circulation and the amount of usable wall space as well as the river outlook.

The location

The building stands at the Hudson River end of Perry Street. Its setting combines the open scale of the waterfront with the narrower streets of the West Village. Check how the apartment feels with windows closed, and assess traffic and evening activity from the residence itself.

Services and building review

Obtain the building’s own financial statements, staffing details and current rules. A service or amenity advertised at another Meier building should not be assumed to be available here. Confirm any storage, parking or other ancillary arrangements in writing.

What to compare before buying

Compare the actual apartment with homes at 173 Perry Street and 165 Charles Street, paying particular attention to layout, balcony access and privacy.

Review the current common charges, real estate taxes, assessments, reserve funding, insurance and planned work with your attorney. Confirm the rules for intended occupancy, leasing, renovations and ownership structure. A recognizable building name does not replace apartment and condominium due diligence.
