173 Perry Street

Manhattan condos by architect

173 Perry Street is one of Richard Meier’s glass condominium buildings on the West Village waterfront. The architecture puts the Hudson River and the relationship between the apartment and its window wall at the center of the experience.

Architecture and design

Together with neighboring 176 Perry Street, the building uses glass, a clearly expressed facade grid and inset balconies. The pair should be compared with Meier’s nearby 165 Charles Street, which has a different facade treatment and approach to the apartment layouts.

The residences

The Perry Street buildings were conceived with more open loft-like spaces than 165 Charles Street. Resale apartments may have been substantially reconfigured, so compare the current plan with the original layout. Study privacy, solar exposure and the way furniture can sit against the glass.

The location

Perry Street meets the West Side waterfront at the western edge of the Village. Hudson River Park is across the highway, while the neighborhood’s smaller residential streets and shops are inland. Assess the street crossing, traffic sound and the walk to the subway in person.

Services and building review

Request the current staffing and service arrangements for this building specifically. Do not assume that services, amenities or management arrangements are shared with 176 Perry or 165 Charles merely because the buildings have the same architect.

What to compare before buying

View 173 Perry, 176 Perry and 165 Charles separately. The architect’s name connects them; the particular apartment, facade and services distinguish them.

Review the current common charges, real estate taxes, assessments, reserve funding, insurance and planned work with your attorney. Confirm the rules for intended occupancy, leasing, renovations and ownership structure. A recognizable building name does not replace apartment and condominium due diligence.
