Architecture and building history
Completed in 1931, the Majestic was designed by Irwin S. Chanin's architectural firm. The broad base and twin upper towers reflect a different architectural period from the Dakota's masonry courtyard building immediately to the north.
The exterior relies on vertical lines and restrained geometric detail. From the park, the silhouette is the obvious feature. From inside a residence, the important questions are the window placement, depth of the rooms and how the apartment meets the corners of the building.
What to compare in the apartment
Compare the base apartments with residences at setback and tower levels. The same advertised bedroom count can conceal quite different room widths and circulation.
Review the view from each main room, including the bedrooms. A park-facing living room does not describe the whole apartment. Where a renovation has opened the original plan, check how the revised kitchen, dining and living areas function together and whether service access remains useful.
The location
The building occupies Central Park West between West 71st and 72nd Streets. It shares the convenience of the West 72nd Street corridor with the Dakota, while the building's scale and apartment configurations provide a different residential choice.
Services, maintenance and purchase requirements
Request the current service schedule and maintenance breakdown for the apartment. Establish which services are included, which carry separate charges and whether storage or other ancillary space transfers with the shares.
A co-op purchase involves shares in the building corporation and a proprietary lease. Have your attorney review the financial statements, minutes, insurance and any assessment notices. Confirm the current requirements for financing, liquidity, intended occupancy, ownership structure, subletting and renovations with the managing agent. Published summaries can lag the governing documents.
Compare the complete cost of ownership with the apartment’s condition and the work you intend to do. A recognizable address does not establish the condition of the home or the co-op’s finances.
