Architecture and building history
Warren & Wetmore designed the limestone building at 927 Fifth Avenue, completed in 1917. Its Renaissance Revival composition belongs to an earlier period than the neighboring apartment houses built at the end of the 1920s.
The building's relationship to Central Park is particularly clear at the East 74th Street corner. Its restrained height and substantial apartments offer a different comparison from the taller buildings farther along the avenue. The individual residence's elevation and window arrangement remain decisive.
What to compare in the apartment
Study the public rooms facing the park and the private rooms arranged behind them. The quality of an apartment depends on the balance between those spaces, including bedroom light and usable kitchen and service areas.
When a residence is described as a full floor, verify the legal boundaries and current plan. Check whether any rooms, storage or staff space sit outside that main footprint, and review the documents governing their use and transfer.
The location
The location opposite the Conservatory Water puts the building near a distinctive part of the park and the residential blocks of the East 70s. Compare that setting with both the southern Fifth Avenue co-ops and the Museum Mile addresses.
Services, maintenance and purchase requirements
Request the current service schedule and maintenance breakdown for the apartment. Establish which services are included, which carry separate charges and whether storage or other ancillary space transfers with the shares.
A co-op purchase involves shares in the building corporation and a proprietary lease. Have your attorney review the financial statements, minutes, insurance and any assessment notices. Confirm the current requirements for financing, liquidity, intended occupancy, ownership structure, subletting and renovations with the managing agent. Published summaries can lag the governing documents.
Compare the complete cost of ownership with the apartment’s condition and the work you intend to do. A recognizable address does not establish the condition of the home or the co-op’s finances.
