Architecture and building history
Designed by Rosario Candela and built in 1930, 770 Park Avenue is part of the avenue's late-1920s and early-1930s apartment-house concentration. The building is also known as The Sonora.
Its stepped upper massing makes it useful to compare with neighboring 778 Park Avenue. At street level they belong to the same residential corridor; higher up, the setbacks and individual floor plates can create quite different apartment conditions.
What to compare in the apartment
A Candela attribution is a starting point, not a floor plan. Examine the particular residence's entrance sequence, room proportions and bedroom separation. Confirm how much of the original arrangement survives.
For a home at a setback level, study the relationship between indoor rooms and any outdoor space. Verify terrace rights, drainage and maintenance responsibilities. Where adjacent rooms or apartments have been joined, review the legal configuration and the effect on circulation.
The location
East 73rd Street places the building among several of Park Avenue's important prewar co-ops. Compare avenue and cross-street exposures directly, including the amount of light reaching lower floors and the actual outlook from the principal rooms.
Services, maintenance and purchase requirements
Request the current service schedule and maintenance breakdown for the apartment. Establish which services are included, which carry separate charges and whether storage or other ancillary space transfers with the shares.
A co-op purchase involves shares in the building corporation and a proprietary lease. Have your attorney review the financial statements, minutes, insurance and any assessment notices. Confirm the current requirements for financing, liquidity, intended occupancy, ownership structure, subletting and renovations with the managing agent. Published summaries can lag the governing documents.
Compare the complete cost of ownership with the apartment’s condition and the work you intend to do. A recognizable address does not establish the condition of the home or the co-op’s finances.
