The Penthouse Apartment New York: Current Market Insights
Manhattan signed 18 contracts at $4 million and above in the week of July 20 to 26, nine fewer than the week before. That reads like a collapse until you check it against the record. Olshan Realty's own note that week was that the total matched the ten year average of 18 contracts for the third week of July. The drop was real. The alarm was not.
What matters more to a penthouse buyer is where the supply is going. Sponsor units, the new development inventory that most true penthouses come from, produced just 12 contracts at that same threshold across four weeks, against a decade average of 28 for the same stretch. The pipeline is thinning faster than the demand is.
That combination shows up in the negotiation. Contracts signed that week had sat an average of 265 days on the market, and sellers had already cut an average of 9 percent from their original asking price to reach the number they were asking when the deal was struck. Average asking price across the tier was $7,573,278 against a median of $5,412,500. The gap of roughly $2.2 million between those two figures is the whole story of how top heavy this market is.
The trophy end held. Both of the week's top two contracts asked above $20 million. The leader was the ninth floor at 760 Madison Avenue at $25.5 million, reduced from the $32.8 million it wanted when it came to market in April 2025. That seller had bought the unit from the sponsor in December 2024 for $21,639,900.
Put those together and the penthouse buyer's position in 2026 is stronger than the headlines suggest. Fewer new units are competing for you, resale product is sitting for the better part of a year, and the sellers you will be negotiating against have already cut once.

Central Park Tower contains the tallest penthouse in New York and the world, a triplex starting on the 129th floor with 15,898 sq ft of interior space and 1,433 sq ft of exterior space. It came to market in the fall of 2022 at $250 million, was repriced to $195 million a year later, and left the market in 2024 without selling. It has not been relisted. The most expensive residence publicly listed at Central Park Tower today is the duplex starting on the 127th floor, with 11,535 sq ft of interior space, asking around $128M. Additionally, the building has 19 full floors of approximately 7,000 sq ft apartments from the 107th to the 126th floors, all with 360-degree skyline views.
220 Central Park South
220 Central Park South, one of the most expensive buildings in NYC, is the pinnacle of luxury. The position of the building along Central Park South allows for sweeping views of the park. The most expensive penthouse to sell in this building was PH73, which sold for $188 million in December 2021. Before that, a four-floor penthouse spanning floors 50 through 53 sold for $238 million in January 2019, a record-breaking amount for a single residential property.
