NYC Luxury Condominiums · 2026
Manhattan’s luxury condominium market, advised one buyer at a time.
Manhattan luxury condos — the $4M–$50M tier of new and post-2010 condominiums concentrated in Tribeca, the Upper East Side, Hudson Yards, and Billionaires’ Row — are the most thinly traded segment of New York real estate. In any given quarter, fewer than 250 units transact above $5M, and roughly half of those move off-market or before public listing. The buildings most relevant to global buyers rarely behave like a public market.
I work with global buyers and family offices on a fee-aligned, confidential basis. My role is to find the right unit before the wrong one comes to market: estate inventory, sponsor allocation at delivery, off-market trophy floors, and the small subset of public listings that are mispriced relative to floor band, exposure, and resale comparables. The page below indexes the buildings I follow most closely.

About The Palace Brickell
The Palace is one of Brickell's most recognizable residential addresses — a 40-story high-rise at 1541 Brickell Avenue that has defined the southern end of Brickell Avenue's waterfront skyline since 1981. With 247 residences and direct Biscayne Bay views, The Palace offers buyers an established building with well-priced entry points into the Brickell luxury market.
Units at The Palace Brickell range from studios and one-bedrooms to full-floor penthouses, with many featuring panoramic bay and city views. The building's mid-century modern aesthetic and mature landscaping set it apart from newer glass towers, attracting buyers who value character and established community over brand-new construction.
Amenities include a pool deck overlooking the bay, tennis courts, fitness center, and 24-hour security. The Brickell Avenue address provides walkable access to Brickell City Centre, the Metrorail, and the Brickell arts and dining corridor. Resale prices at The Palace typically start around $300,000 for studios, making it one of the most accessible luxury entry points on Brickell Avenue.

The Manhattan luxury condo market is structurally three markets, not one. Pricing dispersion within a single zip code is wide — view, floor, exposure and resale history matter more than headline neighborhood. Our private-client work focuses on identifying mispriced inventory inside each tier, with priority attention given to estate, off-market and developer-held units that rarely appear on public search.
