NYC Luxury Condominiums · 2026
Manhattan’s luxury condominium market, advised one buyer at a time.
Manhattan luxury condos — the $4M–$50M tier of new and post-2010 condominiums concentrated in Tribeca, the Upper East Side, Hudson Yards, and Billionaires’ Row — are the most thinly traded segment of New York real estate. In any given quarter, fewer than 250 units transact above $5M, and roughly half of those move off-market or before public listing. The buildings most relevant to global buyers rarely behave like a public market.
I work with global buyers and family offices on a fee-aligned, confidential basis. My role is to find the right unit before the wrong one comes to market: estate inventory, sponsor allocation at delivery, off-market trophy floors, and the small subset of public listings that are mispriced relative to floor band, exposure, and resale comparables. The page below indexes the buildings I follow most closely.

About Missoni Baia
Missoni Baia is the world's first Missoni-branded residential tower and one of the most visually distinctive luxury buildings in Miami's Edgewater neighborhood. Rising 57 stories at 700 NE 26th Terrace, this collaboration between OKO Group and Italian fashion house Missoni delivered in 2022, bringing the brand's signature zigzag patterns, vibrant colors, and artisanal craftsmanship to every aspect of the residences and amenity spaces.
Designed by internationally acclaimed firm Asymptote Architecture with interiors by Missoni's design team, the tower offers 249 residences ranging from one to four bedrooms and penthouses. Each home features Missoni-curated custom furniture packages available for purchase, floor-to-ceiling glass walls capturing panoramic bay and city views, Snaidero kitchen cabinetry, Sub-Zero refrigerators, Wolf cooking appliances, and spa bathrooms with Italian marble and soaking tubs.
Amenities at Missoni Baia are exceptional even by Miami's elevated standards: a rooftop pool deck with panoramic Biscayne Bay views, beach club, private marina, indoor lap pool, fitness center, spa, yoga studio, chef's kitchen and private dining room, cinema, kids' club, dog lounge, co-working spaces, and 24-hour concierge. The building's location in Edgewater places residents minutes from Wynwood's arts district, the Design District, and the Brickell financial corridor.
Missoni Baia commands a premium in the Edgewater market given its brand rarity, design quality, and amenity depth. Current resale prices range from approximately $700,000 for one-bedroom units to $3M+ for larger bayfront residences, with rental demand consistently strong from design-conscious professionals and art world buyers attracted to the Missoni brand.

The Manhattan luxury condo market is structurally three markets, not one. Pricing dispersion within a single zip code is wide — view, floor, exposure and resale history matter more than headline neighborhood. Our private-client work focuses on identifying mispriced inventory inside each tier, with priority attention given to estate, off-market and developer-held units that rarely appear on public search.
