Palm Beach County recorded 21 home sales of $30 million or more through September 2026. That already ties its total for all of 2025, with a quarter of the year left. At the current pace the county would finish with 28 such sales, 27% above its previous annual record, according to MIAMI REALTORS + RWorld (October 16, 2026).
The Top End Is Setting Records
The $10 million tier tells the same story. Palm Beach County has recorded 179 sales at $10 million and above this year through October 14, the most in a calendar year in county history. The Palm Beach Post, citing Redfin, reported on October 8 that luxury home sales in the West Palm Beach area rose 43.9% year over year over the summer, with a median luxury price of about $4.52 million.
The wider rankings point the same way. MIAMI REALTORS + RWorld cites Knight Frank's 2026 Wealth Report, which ranks Palm Beach third in the world for prime property price growth over five years, and Redfin, which ranked West Palm Beach first among U.S. markets for all-cash buying.
Cash Is About Half the Market
Cash buyers paid for 51.4% of Palm Beach County sales in September 2026, against roughly 27% of home sales nationally, per NAR. The share was 61.1% for condos and 44.6% for single-family homes. Rising rates matter less to a buyer who is not borrowing. MIAMI REALTORS + RWorld put the mortgage rate at 7.46% on October 13, nearly 0.6 points above its level at the start of September.
What the Broader Numbers Show
Total sales fell 3.3% in September, from 1,980 to 1,914 closings. Prices and dollar volume still rose. The median single-family price reached $656,000, up 6.67% from a year earlier. The median condo price reached $310,000, up 3.33%. Total dollar volume grew 13.03% to $1.9 billion.
Supply is tight. Active listings fell 17.2% to 10,339, the eighth consecutive monthly decline. Single-family homes carry 3.6 months of supply, which MIAMI REALTORS + RWorld classifies as a seller's market. Existing condos carry 6.8 months, which it calls balanced. Single-family homes sold at a median of 95% of original list price, and condos at 93%.
Why New York Buyers Are Looking North
A local agent quoted by the Palm Beach Post describes younger professionals and families arriving, many paying cash, as finance firms have moved into West Palm Beach. For New York owners the property tax side has changed too. Florida voters passed Amendment 3 on November 3, which raises the homestead exemption for non-school property taxes to $150,000 in 2027 and $250,000 in 2028. Our Florida homestead exemption guide covers who qualifies and the December 31, 2026 residency date. The NYC to Florida tax migration page compares the full tax picture.
These figures cover resale activity. MIAMI REALTORS + RWorld notes that its totals exclude most new construction, pre-construction and condo conversion sales, because the MLS largely does not report them. For the new-build side of the county, see our Palm Beach pre-construction guide.
