In September 2026, the house built on it sold for $69.5 million, all cash, to a Delaware company called Meridian Coast LLC (The Real Deal; South Florida Business Journal, September 29, 2026). The same week, a brand new house on the Venetian Islands that first asked $59.9 million went under contract at a $47.5 million ask.
Both are spec homes. Somebody bought the dirt, designed the house, paid for every pour and finish without a buyer lined up, and then took it to market. In Miami's top tier, spec homes now set many of the price benchmarks.

The Two Deals Everyone Is Talking About
255 Ocean Boulevard, Golden Beach: $69.5 million
The house is about 17,500 square feet on roughly 0.7 acre with 100 feet of ocean frontage, seven bedrooms, a guest house, pool and spa. Treo Construction and SDH Studio developed it on land the Halfen-managed entity bought vacant in 2021 for $10.7 million. Dina Goldentayer of Douglas Elliman had the listing.
The price history:
- February 2026: listed at $88.5 million.
- Summer 2026: cut to $79.5 million, and in contract the week of August 17, when it topped all signed contracts in Miami-Dade.
- September 2026: closed at $69.5 million, all cash, to Meridian Coast LLC. The person behind the LLC has not been identified.
That works out to roughly $3,970 a square foot on the closing price. Even after the 21.5% cut from the first ask, the sale cleared the 2021 land price by nearly $59 million, before construction costs.
1413 North Venetian Way, San Marco Island: in contract at a $47.5 million ask
This one is about 10,700 square feet with seven bedrooms, a 70 foot pool and more than 100 feet of bay frontage. The sellers, Jacek and Olga Skarzynski of Brooklyn-based Maven Construction, bought the lot in 2021 for $6 million, according to The Real Deal. Matthew Crane and Mathieu Rochette of Compass have the listing.
It debuted at $59.9 million in January 2026 (Robb Report). It went into contract at $47.5 million, about $4,444 a square foot, roughly 21% below where it started. The final price will become public when the deed is recorded.
Both of this fall's headline spec deals traded about 20% below their first asking price.
Why Spec Homes Command a Premium in Miami
A spec house bundles the developer's land cost, build cost and profit into one price. At the top of the Miami market, buyers pay it to save years.
Building takes years, and buyers know it
Waterfront construction in South Florida runs well over $1,000 a square foot, and brokers quoted by The Real Deal in late 2024 described a three-year process with a year of permitting in some municipalities. Todd Michael Glaser, one of Miami Beach's most active spec builders, put it bluntly: "A house that I used to build in nine months is now taking me a year and a half, two years." A buyer relocating a family from New York does not want to manage that.
Buyers pay to skip the build
Goldentayer explained the demand in the same 2024 report: buyers are "willing to pay a higher price than the neighbors to avoid the five-year process of building." Broker Dora Puig said it more simply: "Time is a bigger currency to these high-net-worth individuals than money." At $70 million, a buyer is paying for a finished house today rather than a construction site until 2029.
New construction solves for the code and the climate
A new waterfront house is built to current Florida Building Code wind standards, at current flood elevations, with new seawalls and impact glass. An older estate on the same street may need all of that redone. A turnkey house takes that work off the buyer's list.
The Land Is Getting Expensive Too
The spec model only works if land plus construction leaves room under the exit price, and land is where the pressure is building.
- 625 Ocean Boulevard, Golden Beach: about 0.6 acre with 100 feet of ocean frontage sold for $24 million in July 2026 to an entity led by David Rodriguez, president of Amicus Medical Group, who plans a spec home, according to The Real Deal and the South Florida Business Journal. The same land was last bought in 1986 for $841,500.
- Golden Beach generally: broker Jon Mann, who co-lists an $89 million house on Ocean Boulevard, told The Real Deal in March he expects the town to see "five homes with a market value of over $100 million" in the next five years.
- The bay side: developer Michael Klinger sold a Golden Beach bayfront spec home for $27.1 million in early 2026, a bayfront record for the town, after buying it for $6.3 million in 2021 (The Real Deal).
When oceanfront land trades at $24 million, and the house on top of it costs well over $1,000 a foot to build, the developer needs a $50 million-plus exit just to make the effort worthwhile. That is why asking prices open so high, and why the cuts this year have been large.
How These Compare to the Rest of the Trophy Market
Spec homes sit just below the land-and-legacy tier. The spec tier is where a buyer pays for a finished, current house without the island premium. For context, The Real Deal reported that David and Victoria Beckham bought a North Bay Road spec home for $72.3 million in 2024, and the same outlet reported Glaser and partners in contract at a record $105 million for a North Bay Road estate in 2025.
What a Buyer Should Know Before Paying for a Spec Home
- The first ask is an opening position. Both headline deals this season traded roughly 20% below their debut prices. Price history on a spec house is public and worth reading before you tour.
- Read the price per square foot against the land. On the ocean in Golden Beach, the land alone is now running $20 million-plus. Subtract it and you can see what you are paying per foot for the house itself.
- Inspect a new house like an old one. New does not mean perfect. Get independent inspections of the roof, the waterproofing, the seawall, the mechanical systems and the impact glass, and ask for the permit and inspection history.
- Check what the warranty covers and who stands behind it. Many spec houses are sold out of single-purpose LLCs. Know which entity is giving the warranty and whether it will still exist in two years.
- Structure the purchase before you sign.
