Watson Island now has a verified Fort Partners hotel signal—not a Four Seasons announcement.
Fort Partners has joined the Watson Harbour development team. The City of Miami's active lobbyist register, printed September 21, 2026, lists Fort Partners for “Development of Lifestyle Hotel in Watson Harbour.” That is credible evidence of active hotel work, but it does not identify an operator or residential brand.
Four Seasons has not publicly announced a Watson Island hotel or residences. We track the site separately so buyers can follow a potentially important island development without confusing informed interest with a confirmed Four Seasons project.
Watson Island
A mixed-use hotel, condominium, and retail plan between Downtown Miami and Miami Beach. Fort Partners is involved; the hotel flag remains unannounced.
Coconut Grove
A standalone Four Seasons residential project offering a contemporary waterfront alternative.
Surfside, Brickell and Fort Lauderdale
Completed residences provide immediate ownership and real operating histories, but inventory and economics vary.
Not all brands solve the same problem
Hotel integration, privacy, age, carrying costs, rental rules, service structure, and resale audience can matter more than the shared brand.
The names are famous. The differences are not obvious.
A buyer comparing Four Seasons residences is not choosing between interchangeable versions of the same product.
They may be choosing among a standalone Coconut Grove residence, an iconic Surfside resort, an urban Brickell tower, or Fort Lauderdale beachfront living—while separately deciding whether to monitor Watson Island.
That is why the first question is not "Which brand is best?"
The better question is, which building fits how you actually plan to use the residence?
The names are famous. The differences are not.

Fort Partners hotel work is documented. Four Seasons branding is not announced.

The left columns establish the frame. The right three, delivery timing, current pricing, and rental restrictions, are what often decide the purchase. We verify them at inquiry rather than publish a stale table.
Four confirmed residential markets. One separate project watch. Very different buyer decisions.
*Watson Island disclosure: Fort Partners has joined the Watson Harbour development team, and the City of Miami's September 21, 2026 active lobbyist register describes its issue as “Development of Lifestyle Hotel in Watson Harbour.” Four Seasons has not been formally announced as the property's operator or residential brand. Watson Island is included as a project watch, not as a confirmed Four Seasons project. City record.

The real question is not which brand is best.
It is which building actually fits you, your personality, your use case, your timeline, your math, your tolerance for development risk, your rental flexibility needs, and your ownership horizon.
That answer is rarely the building with the most marketing.
It's the building whose service model, rental rules, delivery timing, carrying costs, sponsor, and resale audience align with the way you'll actually use it.
Our job is to help you find that building before the sales gallery tries to sell you a different one.
