Brooklyn Heights Real Estate in 2026: What a $24.5 Million Townhouse Tells Buyers

4 min read

A brownstone at 192 Columbia Heights sold for $24.5 million in July 2026, off the market. It is the most expensive residential sale in Brooklyn this year and the third highest the borough has recorded, according to the New York Times as reported by 6sqft. For anyone weighing Brooklyn Heights real estate against Manhattan, the sale puts a number on how far the neighborhood has moved.

The Sale at 192 Columbia Heights

The house is a 6,625-square-foot brownstone built in 1856, 25 feet wide, with seven bedrooms. It was renovated by the Belgian architect Nicolas Schuybroek. The parlor floor has 14-foot ceilings and a deck facing the harbor. 6sqft reports that the price set a borough record for dollars per square foot.

The prior owners bought it in 1996 and listed it at $16 million in 2014, which would have been a borough record at the time. The Real Deal reported the July 2026 trade, which closed off-market.

Where It Sits in the Brooklyn Record Book

Only two Brooklyn homes have sold for more: a 10,000-square-foot mansion in Gravesend at $32 million in 2025, and a four-story house in Brooklyn Heights at $25.5 million in 2021. The previous 2026 high was a Dumbo penthouse at $16.3 million in March. The Columbia Heights sale beat it by $8.2 million.

Brooklyn Heights has other signals running the same direction. The Hotel Bossert at 98 Montague Street sold for $100 million in June 2025, and its buyer plans to turn it back into residences. Prices do not only climb. Amy Schumer sold her Cranberry Street townhouse in December 2025 for $11 million, $1.25 million below what she paid in 2022.

Prices Up, Closed Sales Down

The Times reported that in the second quarter of 2026 the median sale price reached $1.3 million in Manhattan and $1.05 million in Brooklyn, while closed sales fell 29.2% in Manhattan and 31.5% in Brooklyn from a year earlier. Fewer deals are closing, and the ones that close are at higher prices.

Ravi Kantha of SERHANT., who represented the seller, told 6sqft that Brooklyn Heights used to be a value alternative for buyers who wanted more space, and is now a direct competitor to the Village and the Upper East Side for some of the city's wealthiest buyers.

What This Means If You Are Comparing Brooklyn With Manhattan

One off-market sale is one data point. It shows the top of Brooklyn Heights priced against Manhattan townhouse and condo alternatives rather than against the rest of the borough. Buyers at this level should compare a Columbia Heights brownstone with Manhattan luxury condos on carrying costs, space and building services, and look at the tax picture for a second home too. Our guide to the Manhattan pied-a-terre market covers the surcharge and building rules that apply on the Manhattan side.
