432 Park Avenue Officially Launches Sales

The long-awaited 432 Park Avenue ultra-luxury, super-tall tower has just officially launched sales in New York. And, it’s already over one-third sold.   While we had been talking about 432 Park Avenue for quite some time, the project, which has been quietly marketed while its showroom and marketing materials were being created, finally opened its doors this past Wednesday in New York.

Prices start at the $20 million range and quickly grow to up to $82 million for some of the largest and highest apartments.  According to the Wall Street Journal, the building’s average asking price is $6,742 per square foot, perhaps the highest for any Manhattan condo building, including One57, which has sold 70% of its units at close to $6,000 per square foot according to the same Wall Street Journal article.

432 Park Avenue will rise almost 1,400 feet tall and will have 88 floors.  For quite some time, this will be the tallest residential tower in Manhattan (before 225 West 57th Street rises and takes away its thunder).  The location could not be better for its affluent residents, as it will rise just across the street from the Four Seasons Hotel, between Park and Madison Avenues and 56th and 57th Streets – a mecca of sorts for the well-heeled crowd. The building will feature 30,000 square feet of plush amenities and separate apartments for the help and small office suites for sale to residents on its lower floors.

The project is being developed by Harry Macklowe and CIM Group, a Los Angeles-based real estate investment firm.
